Agrasheel Infratech Pvt Ltd Expands Rs 250 Crore Aashrayam Township with Phase-II Launch in Lucknow
Lucknow, 9 August 2026: Agrasheel Infratech Pvt Ltd, one of North India’s leading real estate developers, has launched Aashrayam Phase-II, the second phase of its integrated plotted township in Lucknow. The project comprises 190 RERA-registered residential plots and marks the expansion of the township following the successful sell-out of Phase-I.
Positioned as Lucknow’s first vacation-themed township, Aashrayam is being developed as a master-planned residential community focused on open spaces, recreation and planned infrastructure. The first phase, spread across 23 acres, comprised 276 residential plots and has been fully sold out.
Aashrayam Phase-II spans approximately 11.25 acres (45,397 sq. m.) and has received approvals from the Lucknow Development Authority (LDA) and Uttar Pradesh RERA. The overall Aashrayam township represents an estimated investment of Rs 250 crore, with approximately Rs 100 crore allocated to Phase-II. The investment is being funded through promoter equity and construction-linked customer advances deposited in the RERA-designated project account.
26 Plots Introduced Under Initial Launch Offer
As part of the inaugural offer window from 1 to 15 August 2026, the developer has introduced 26 plots, with an indicative sales realisation of approximately Rs 22.6 crore.
The Basic Sale Price has been set at Rs 6,250 per sq. ft. for the first 11 bookings and Rs 6,400 per sq. ft. thereafter. Buyers are also being offered inaugural launch discounts of up to 4% and 2%, respectively.

Plot Sizes from 86 to 200 Sq. M.
Aashrayam Phase-II will offer residential plots ranging from approximately 86 sq. m. to 200 sq. m. The launch inventory comprises plots measuring approximately 108 sq. m. to 200 sq. m.
Depending on plot size and applicable pricing, ticket sizes for the launch inventory are expected to range from approximately Rs 69 lakh to Rs 1.05 crore.
Digital-First Customer Experience
One of the key features of Phase-II is the launch of the Agrasheel Infratech customer mobile app, available through the Google Play Store and Apple App Store.
The app is designed to provide buyers with a live dashboard covering booking and payment status, along with access to cost sheets, demand letters and receipts. It also offers real-time construction updates supported by site images, instant RERA verification through a QR code, digital storage of property documents and KYC records, and an integrated Refer & Earn feature.
Extensive Recreational Amenities
The township has been planned with a range of recreational and community-focused amenities, including a clubhouse, swimming pool, gymnasium, children's play area, yoga and meditation park, reflexology park, senior citizens' park, pet park, high-street retail, on-site school and man-made lake.
A forest trail and sports arena are also planned. The sports facilities will include a cricket practice net, football ground, basketball court and badminton court.
Focus on Sustainable Infrastructure
The project's internal infrastructure includes 18-metre-wide roads, 100% underground utilities, dedicated sewerage and storm-water drainage systems, and an on-site Sewage Treatment Plant designed for net-zero discharge.
The development will also incorporate rainwater harvesting and groundwater recharge systems, along with 24x7 gated security and surveillance. According to the company, more than 45% of the township area has been planned as greens, roads and open spaces.
